River's Reach, a beautiful barn conversion, has reverse level accommodation over two floors: the vast former threshing barn on the first floor makes the most of the stunning scenery.
Entry is via the large glass door in what used to be the hay wagon housing.
Facing you off the hall is the second bedroom with double bed; open the blackout blind in the morning and you may surprise a lamb gazing quizzically through the stock-fencing at you.
The under stairs cupboards hold linen and cleaning equipment.
Also off the hall is the family wet room with basin, WC and shower with rain and hand-held shower heads, great for warming up after messing about on the river.
Take the stairs to the landing.
On the landing is a bookshelf containing a file of information about the farm, local facilities and more distant delights.
Turn right and open the door to the main bedroom. The double bed has a lovely outlook to the river over pasture where sheep peacefully chew the cud. The en-suite contains shower, basin, WC etc.
The large door on the landing opens into the living area. This is an impressive space - open-plan, light and airy with oak beams, pale beech wood floors and floor-to-ceiling windows on all sides capturing the views. The feeling of spaciousness is enhanced by minimal, elegant furnishings.
The well equipped kitchen's L shaped units hide integrated appliances in keeping with the pared-back look and there are plenty of surfaces for meal preparation and cooking. The stainless steel Miele fridge-freezer complements the silver grey colours used throughout.
In the central area the glass dining table and chairs are set between long windows eother side providing views to both the farmyard and river.
At the far end of this huge space is the sitting area with sofas and coffee tables arranged on a thick wool rug. Nestle amongst soft throws in the squashy sofas in front of the glowing wood-burner on a cool autumn evening or throw open the French windows to the roof terrace and feel the balmy breezes in summer heat.
The roof terrace is a secluded hideaway screened by a grape vine, Wisteria and Virginia Creeper-covered balustrading, where you can eat out at the glass table and chairs provided. Soak up the day's sun in deckchairs, immerse yourself in a book beneath the umbrella (there are a wealth of books for you to read) or unwind with a glass of something special after a day’s activities and enjoy the sight of the Tamar glinting in the sunset.
If you want a work-out near to home open the green wooden door off the forecourt and discover the spacious games room. Spend an evening here limbering up with a game of table tennis, slowing down with a round of darts or just relaxing on the additional sofas.
Alternatively on a summer evening, fire up one of the barbecues on the side lawn or forecourt and bask in the sunshine from deck chairs and tables.
